PTB score **≥ 50%**. Fast solar payback, optimal roof surface, south/west azimuth, and high local utility rate premium.
Medium Propensity
PTB score **35% - 49%**. Excellent suitability, moderate solar exposure, good equity, and average grid utility charges.
Low Propensity
PTB score **20% - 34%**. Borderline solar viability, less optimal roof azimuth, or cheaper local electricity grids.
Existing Solar
Properties already running solar installations. Used as active anchors to compute neighbor topological contagion boosts.
Five Deterministic Vectors
- 35%**Deed Transaction Registry**: Time passed since property title transfer. Recent buyers have a high propensity to finance solar systems.
- 25%**Solar Irradiance (Google Solar)**: Extracts unshaded contiguous roof square footage and optimal south/west azimuth orientation.
- 15%**Financial Equity**: Assesses property equity levels and LTV (Loan-To-Value) ratios to qualify for zero-down solar financing.
- 15%**Energy Grid Demand**: Checks for high electrical demand loads such as pool pumps, central HVAC systems, or EV chargers.
- 10%**Topological Contagion**: Multiplies score if property is within 200 feet (~60m) of another house already running solar.
NLR/OpenEI Rates Modifier
We query coordinates dynamically on the **National Laboratory of the Rockies (NLR)** public API to obtain exact utility rates:
Applied if the local electricity rate is **≥ $0.20/kWh** due to accelerated financial payback return.
Applied if local rate is **< $0.10/kWh** since grid power is too cheap to warrant immediate solar investments.
